Blueprints AI turns sketches into permit-ready plans
Original: This AI startup says it can generate permit-ready blueprints in minutes
Why This Matters
AI-driven permit-ready drafting could compress AEC project timelines significantly.
Blueprints AI, a Santa Monica startup founded in 2025 by architect Al Dram and data scientist Coco Cao, uses AI to generate code-compliant, permit-ready architectural blueprints from 2D sketches or PDFs in minutes.
Al Dram spent nearly 20 years waiting for the technology his architecture thesis needed. When OpenAI released ChatGPT in November 2022, he had his answer. Within six months, he launched Blueprints AI — officially incorporated in Santa Monica in 2025 alongside co-founder Coco Cao — to automate the drafting work that consumes most of an architect's day.
Dram holds bachelor's and master's degrees in architecture from the University of Tehran, completed PhD coursework in digital design at the European Graduate School in Switzerland, and ran both an architecture firm (Drams Design-Build, est. 2018) and a construction business (est. 2021) in the U.S. That operational background became the training data: the company's models were built on eight years of approved drawing sets from Dram's own firms.
The product converts 2D sketches or PDFs into code-compliant, permit-ready construction documents. Dram's core argument is blunt — architects currently spend roughly 80% of their time drafting and just 20% on actual design. He wants to invert that ratio.
Cao, a Hong Kong-based data scientist who met Dram at an AI conference, serves as chief commercial officer handling sales and go-to-market. The startup was selected for TechCrunch's Startup Battlefield 200 and is unveiling a second-generation version of its software at TechCrunch Disrupt, running October 13–15 in San Francisco. Pricing details for the first-generation product were not fully disclosed in available reporting.
